About Brandon
What to know here.
Brandon takes its name from John Brandon, a farmer who arrived in the Tampa Bay area in January 1857 and settled the village then known as New Hope. After his death, his widow Victoria had a 40 acre town platted, opened a post office in her home in 1890 and named the town in his honor. Most houses in Brandon are far newer than that history.
Census Bureau estimates give a median year built of 1993 for the Brandon area, with roughly four in ten homes built during the 1980s and 1990s and about one in five in the 2000s. For plumbing, the 1980s and 1990s homes are the ones to think about.
Polybutylene supply pipe was used heavily in Florida construction from 1978 to 1995, it was discontinued because the pipe and its fittings tended to break, and Citizens has said it does not insure properties that have it. Brandon is largely on central sewer, with a modest number of septic properties. If your Brandon home has a leak, a clog or a water heater that quit, call or book online and you will have a written price before anything is done.
Plumbing notes for Brandon homes
Polybutylene in 1980s and 1990s homes
If your home was built between 1978 and 1995 and has never been repiped, find out what the supply lines are made of. Florida's Office of Insurance Regulation says an insurer may consider the age of a home's plumbing when offering coverage, and a licensed contractor looking at the pipe in person is the reliable way to know. Mention the year your house was built when you call.
Mostly sewer, some septic
The Florida Water Management Inventory counts about 840 parcels across ZIP codes 33510 and 33511 as known or likely septic. Census estimates show more than 21,000 single family detached homes in those two ZIP codes, so the large majority of Brandon homes are on sewer. A septic tank in Brandon is the exception, but it does happen, and a backup in a septic home needs a different fix.
Water from the regional supply
Hillsborough County is one of six member governments of Tampa Bay Water, and most county utility customers get water from that regional system, a mix of groundwater, river water and desalinated seawater. The county publishes a separate water quality report for each of its 11 drinking water systems, and its website has an address lookup that shows which report covers your home.

Questions we get
Brandon questions.
Is my Brandon address in your service area?
If your ZIP code is 33510 and 33511, yes. If you are just outside those two, call and ask.
How can I tell if my Brandon house has polybutylene pipe?
The reliable way is to have a licensed contractor look at the supply lines in person. If your home was built from 1978 to 1995 and still has its original plumbing, it is worth checking before you renew or shop for homeowners insurance.
Where does Brandon's tap water come from?
Hillsborough County is a member government of Tampa Bay Water, and most county utility customers get its regional blend of groundwater, river water and desalinated seawater. The county's address lookup shows which of its 11 water system reports covers your street.
