About Carrollwood
What to know here.
Carrollwood started in 1959, when Matt Jetton founded it beside spring-fed Lake Carroll. Around 1970 he launched a sister community, Carrollwood Village, on land to the northwest. Hillsborough County notes that the original neighborhood, now called Original Carrollwood, has 925 homes and a special taxing district that helps pay for a private beach on Lake Carroll.
Most of the area's housing came after that first phase. Census Bureau estimates put the median home in the Carrollwood area at 1984, with about 42 percent built in the 1980s alone and another 19 percent in the 1970s. So most Carrollwood homes were built between 1970 and 1989, a span that covers two plumbing eras: cast iron drains were common in homes built before 1975, and polybutylene supply pipe was used heavily from 1978 to 1995.
Neither one means your pipes are failing. They are simply the first things to ask about in a Carrollwood house that still has its original plumbing. When something does go wrong, you get the price in writing before any work starts.

Know which pipes you have
A Carrollwood home from the early 1970s may drain through cast iron, and one from the 1980s may have polybutylene supply lines. The two fail differently: cast iron rusts and builds up deposits inside that narrow the flow, while polybutylene was discontinued because the pipe and fittings broke. Knowing which one your house has is the first step.
County water or city water
Unincorporated Hillsborough addresses can be served by the county or, in some areas, by the City of Tampa's water department, which reports serving parts of unincorporated Hillsborough. Tampa's water is very hard, at an average of 211 mg/L in 2025. The county's water quality report page has an address lookup and links to the city's report, so you can see which applies to you.
Septic is the exception
The Florida Water Management Inventory lists about 950 known or likely septic parcels across ZIP codes 33618, 33624 and 33625, against more than 24,000 single family detached homes in Census estimates for those ZIP codes. Most Carrollwood homes are on sewer, so slow drains here usually point to the house's own lines.

Questions we get
Carrollwood questions.
What ZIP codes count as Carrollwood for booking?
For Carrollwood we use ZIP codes 33618, 33624 and 33625. The Postal Service names these as Tampa ZIP codes, so your mail may say Tampa.
Is my Carrollwood water from Tampa or the county?
It depends on your street. Your water bill shows who your provider is, and Hillsborough County's water quality report page has an address lookup that also links the City of Tampa's report.
Are most Carrollwood homes on sewer?
Yes. The state's wastewater inventory lists fewer than a thousand known or likely septic parcels across Carrollwood's three ZIP codes, so a slow drain there is usually a problem in the house's own lines. We aim for same day either way.
Where the facts on this page come from
Census figures are U.S. Census Bureau American Community Survey estimates for 2020 to 2024. Septic counts are parcels marked known or likely septic in the Florida Water Management Inventory, by ZIP code.
