About Valrico

What to know here.

Valrico was known as Long Pond until William G. Tousey and other New Englanders bought land there in the 1880s and renamed it. The railroad was completed in 1890, a freeze in 1895 halted the town's planned growth, and the next big wave of residents came in the mid-1950s, after State Road 60 was connected to Adamo Drive and linked to Tampa.

The houses most people live in today came much later. Census Bureau estimates put the median home in the Valrico area at 1996, with about a third built in the 2000s, about a quarter in the 1990s and very few before 1970. For plumbing, that makes Valrico a neighborhood of middle aged homes.

InterNACHI's life expectancy chart gives faucets 15 to 20 years and a conventional water heater 6 to 12, so a typical Valrico house has likely replaced its first water heater and its original faucets at least once. Valrico is mostly on central sewer, but about 1,100 parcels across its two ZIP codes are listed as known or likely septic. When you call, you get a written price before any work starts.

Plumbing notes for Valrico homes

  • Second round fixtures

InterNACHI's 15 to 20 years for faucets is a guideline, not a deadline. Sometimes a new cartridge fixes a drip. When the faucet is corroded or has been repaired before, replacing it is often the better value, and we give you both prices so you can choose.

  • Where the water comes from

Tampa Bay Water treats water from wells in the Floridan Aquifer, from the Alafia and Hillsborough rivers and the Tampa Bypass Canal, and from its seawater desalination plant near Apollo Beach, then sends it into the regional system most Hillsborough County utility customers draw from. River water can be held in the C.W. Bill Young Reservoir until it is needed.

  • Septic in Valrico

The Florida Water Management Inventory lists about 490 known or likely septic parcels in ZIP code 33594 and about 590 in 33596, roughly one for every twenty single family detached homes in Census estimates. If your house is one of them, the EPA recommends limiting the garbage disposal, because using one means the tank needs pumping more often.

Questions we get

Valrico questions.

Which Valrico ZIP codes do you serve?

Both of them: 33594 and 33596.

Should I repair or replace my water heater in a 1990s Valrico home?

If the tank itself is leaking, it needs to be replaced. If the problem is a part such as an element, thermostat or valve, a repair can make sense on a heater that is otherwise sound. We give you both prices in writing.

Is Valrico on sewer or septic?

Mostly sewer. The state's wastewater inventory lists only about one septic parcel for every twenty detached homes in Valrico's ZIP codes, but if your home is one of them we handle the tank as well as the plumbing.

Where the facts on this page come from

Census figures are U.S. Census Bureau American Community Survey estimates for 2020 to 2024. Septic counts are parcels marked known or likely septic in the Florida Water Management Inventory, by ZIP code.
