About Tampa
What to know here.
Tampa has some of the oldest homes in the Tampa Bay area. Census Bureau estimates for the city put about a third of its homes before 1970 and about one in four before 1960. Seminole Heights, one of Tampa's early suburbs, is known for its bungalow lined avenues, and the city's historic district guide describes a large concentration of bungalows built there between 1912 and 1939.
Homes from those decades can still have their original plumbing. Cast iron drain pipe was common in homes built before 1975, and over the years it can rust and build up deposits inside that narrow the flow. The water itself is a factor too.
The Tampa Water Department draws mainly on the Hillsborough River, and its 2025 water quality report lists an average total hardness of 211 mg/L, or 12.3 grains per gallon. The U.S. Geological Survey classifies anything above 180 mg/L as very hard. Most of the city is on central sewer, though septic still shows up in parts of east Tampa.
Plumbing notes for Tampa homes
Older drain lines
InterNACHI's home life expectancy chart gives cast iron waste pipe below ground 50 to 60 years. A house from the 1950s or earlier that still has its original drains is past that range. In a home that age, a drain that keeps clogging can be the pipe itself rather than what went down it, so it is worth having the line itself looked at before paying for repeated clearing.
Very hard city water
At 12.3 grains per gallon, Tampa's water carries a lot of dissolved minerals. In a tank water heater they settle as sediment, and a U.S. Department of Energy guide notes that sediment can leave deposits on the heating element and hurt heat transfer, which is why flushing the tank helps. The same minerals clog faucet aerators and shower heads. The city also reports that its own distribution system has no lead service lines.
Septic on the east side
The state's Florida Water Management Inventory lists about 2,000 parcels in ZIP code 33610 and about 2,400 in 33619 as known or likely septic, while South Tampa ZIP codes such as 33629 and 33609 show almost none. Hillsborough County's septic to sewer program names Palm River and the University Area among its project areas. Tampa questions.
Which Tampa ZIP codes do you cover?
Our Tampa service area is ZIP codes 33602, 33603, 33604, 33605, 33606, 33607, 33609, 33610, 33611, 33612, 33613, 33614, 33615, 33616, 33619, 33621, 33626, 33629, 33634, 33635 and 33647. Those are the residential Tampa ZIP codes; PO box only and single business ZIP codes are left out.
Is Tampa tap water hard?
Yes. The Tampa Water Department's 2025 water quality report lists average total hardness of 211 mg/L, or 12.3 grains per gallon, which the USGS scale calls very hard. You see it as mineral buildup in faucet aerators and shower heads, and as sediment in a tank water heater.
Does an older Tampa house need new drains?
Not automatically. Age alone does not mean a drain has failed. Repeat clogs, several slow drains at once or a sewer smell are reasons to have the line checked, and any repair is priced in writing before work starts.
