About Lutz
What to know here.
Lutz began as a stop on the railroad. The Tampa Northern Railroad was extended through the area in 1907, Charles Lutz built a tram line in 1909 to carry lumber from his sawmill to it, and on March 27, 1912, postal officials named the new post office Lutz. Much of Lutz is on septic rather than central sewer.
Across the four Lutz ZIP codes, the Florida Water Management Inventory lists about 8,700 parcels as known or likely septic, more than any other area we serve, Tampa included. In 33548, 33549 and 33559, the septic count is more than half the number of single family detached homes the Census Bureau estimates. The housing is mixed.
The median home in the Lutz area dates to 1990, with about four in ten built in the 1970s and 1980s and about one in five since 2010. For a Lutz homeowner, all of this means a plumbing problem and a septic problem can look exactly the same from inside the house: slow drains, gurgling pipes, a toilet that backs up.

Septic in 33549 and 33559
In ZIP code 33549 alone, the inventory lists about 3,400 known or likely septic parcels, and 33559 has about 3,000. With that many tanks, the EPA's general schedule applies to a lot of Lutz homes: have the system inspected at least every three years, and expect the tank to need pumping every three to five years.
Clog or full tank?
Gurgling pipes and drains that slow down all over the house can come from a blocked line or from a septic tank that needs attention. Clearing the drain will not fix a full tank, and pumping the tank will not clear a blocked line, so the first step is finding where the backup starts.
Two eras of houses
Lutz has 1970s and 1980s homes near subdivisions built since 2010. In a house from the older group, the water heater and faucets have likely been replaced already, since InterNACHI gives them 6 to 12 and 15 to 20 years, so the pipes are what to ask about. In the newer ones, the original water heater is the part most likely to be near the end of its expected life.

Questions we get
Lutz questions.
Which Lutz ZIP codes are in your area?
All four of them: 33548, 33549, 33558 and 33559.
How often should a Lutz septic tank be pumped?
The EPA's general guidance is an inspection at least every three years and pumping every three to five. Household size, tank size and how much you use the garbage disposal all change that, so the right schedule depends on your household and your system.
Can you handle the plumbing and the septic in one visit?
That is the idea. In Lutz, a backup can start in the house, in the line to the tank or in the tank itself, and each one needs a different fix. If a second trip is needed, you will know why and what it costs before we leave.
