Water heaters

What can we fix?

Tampa's city water is hard, and in a tank water heater those minerals settle to the bottom as sediment. Over time that layer makes the heater work harder, can cause popping or rumbling sounds, and wears on the tank. In a tankless unit, the same minerals build up as scale. So the first thing we do is find out why your water is cold or rusty, or why the tank is leaking, and whether a part such as a heating element, thermostat or valve will fix it. If the tank itself is leaking, repair is not an option and we will tell you so. Then you get a written price for repair or replacement, and you choose. We work on both tank and tankless water heaters.

  • No hot water

A failed heating element, thermostat, pilot or tripped breaker is often a quick fix. We test the parts before we replace anything.

  • Leaking tanks and valves

A drip from a valve or fitting can usually be repaired. Water coming from the tank itself means the tank has failed and needs to be replaced.

  • Water heater replacement

When the tank has failed, we size the new heater to your household and aim to install it the same day.

  • Tankless water heaters

Repairs, descaling and installs. If you are thinking about switching from a tank, we will tell you whether it makes sense for your home and how you use hot water.

  • Flushing and sediment

Draining the sediment out of a tank heater helps it heat efficiently. We can flush yours while we are there and check the anode rod.

How pricing works

What will it cost?

The owner walks the job and gives you the price in writing before any work starts. When repair and replacement are both options, you get both prices.

We don't post prices online, because the right fix depends on what we find in your home.

Questions we get

Questions about water heaters.

Should I repair or replace my water heater?

If the tank itself is leaking, replace it. If the problem is a part, such as an element, thermostat or valve, repair usually makes sense on a heater that is otherwise in good shape. Rusty hot water, an older tank and repeated repairs all point toward replacement. We give you both prices in writing so you can decide.

Why is my water heater making popping or rumbling sounds?

That is usually sediment. Minerals from hard water settle at the bottom of the tank, water trapped under that layer overheats as the heater runs, and you hear it pop. Flushing the tank can help if the buildup has not gone too far.

Is a tankless water heater worth it in Tampa?

It can be. A tankless unit heats water as you use it instead of keeping a tank hot all day, and ENERGY STAR gives tankless water heaters a life expectancy of about 20 years, longer than tank heaters. Tampa's hard water means a tankless unit needs periodic descaling to keep working well. We will tell you whether it fits your home before you spend anything.

How often should I flush my water heater?

Check the manual for your model first. Most plumbers recommend draining and flushing a tank heater at least once a year, and with hard water like Tampa's that is a good habit to keep.
