Repiping for older Tampa Bay homes

If your home keeps springing leaks in different places, the problem is often the pipe itself, not any one spot.

Repiping

What can we fix?

Many older Tampa Bay homes were plumbed with materials that wear out. Galvanized steel supply pipe rusts from the inside until the pressure drops and the water runs brown. Homes built from the late 1970s to the mid 1990s may have gray polybutylene pipe, which some Florida insurers, including Citizens, will not cover. Older copper can develop pinhole leaks. Repiping replaces the supply lines, and in a slab home the new lines usually run through the attic and walls, so the floor does not have to be broken up. Before any of that, we check what your home actually has and whether a few repairs will do. If a repipe makes sense, you get a written price, a plan for when the water will be off, and photos of the work.

  • Whole home repiping

New supply lines to every fixture, run through the attic and walls. We plan the route to keep wall openings few and small.

  • Polybutylene replacement

If an inspector or insurer flagged polybutylene pipe, we replace it and give you an invoice and photos showing it is gone.

  • Galvanized pipe replacement

Low pressure, rusty water and repeat leaks are the usual signs of galvanized pipe at the end of its life. Replacing it fixes all three.

  • Partial repipes and reroutes

Not every house needs everything replaced. When one run keeps failing, such as a line under the slab, rerouting just that section can be the better answer.

  • Main water line replacement

The line from the meter to the house can fail too. We replace it when it is leaking or too small for the house.

How pricing works

What will it cost?

The owner walks the job and gives you the price in writing before any work starts. For a repipe, the written price comes with the plan: which lines, which walls and when the water is off.

We don't post prices online, because the right fix depends on what we find in your home.

Questions we get

Questions about repiping.

How do I know if my house needs repiping?

Repeat leaks in different places, low water pressure throughout the house, brown or rusty water when you first turn on the tap, and pipe that an inspector or insurer has flagged are the main signs. One leak does not mean you need a repipe, and we will tell you if a repair is enough.

Will my insurance company care what pipes I have?

It can. Florida insurers may consider the age and type of plumbing when writing a policy on an older home, and Citizens has said it does not insure properties with polybutylene piping. Ask your agent what your policy requires. We can tell you what your home has.

Do you have to tear up my floors to repipe?

Usually not. In a slab home, new supply lines normally run through the attic and down inside the walls, so the floor stays as it is. You see the plan before we start.

How long will I be without water?

It depends on the size of the house and the number of fixtures, so the timeline comes with your written price. We plan the work to keep the water off for as little time as possible and tell you ahead of time when it will be off.
