About Riverview

What to know here.

Riverview grew up along the Alafia River. Benjamin and Sarah Moody, the first known permanent settlers in eastern Hillsborough County, chose a site on the south shore near today's U.S. 301 that was later named Peru, and steamships once ran regular routes from Riverview to Tampa and Sarasota. Today Riverview is one of the newer parts of the county.

Census Bureau estimates put the median home there at 2006, with about seven in ten built since 2000 and nearly four in ten since 2010. Newer houses have fewer of the pipe problems that come with age, but the equipment inside them still wears out.

InterNACHI's life expectancy chart gives a conventional water heater 6 to 12 years, so many tanks that came with homes built in the 2000s are already in that range or past it. The river matters for more than history. In August 2023, storm surge from Hurricane Idalia pushed the Alafia over its banks and into homes in Riverview, and a flooded drainfield cannot do its job until the water goes down.

Plumbing notes for Riverview homes

  • Original water heaters

Of the major plumbing equipment in a newer home, the water heater has one of the shortest expected lives. If the tank in your garage came with the house and the house was built before about 2014, it is at or past the range InterNACHI lists for a conventional water heater. Water around the base of the tank, or popping and rumbling while it heats, are good reasons to have it checked before it fails.

  • Septic after a flood

The EPA says not to use a septic system until the water in the drainfield is lower than the water level around the house, and not to pump the tank while the drainfield is flooded or saturated. Once the ground dries, it recommends pumping as soon as possible and an inspection if you suspect damage. The Florida Water Management Inventory lists about 2,300 known or likely septic parcels in Riverview's three ZIP codes, most of them in 33569 and 33579.

  • The Alafia is also a water source

Hillsborough County's water quality report lists the Alafia River, the Hillsborough River and the Tampa Bypass Canal as the surface water sources in the regional supply, which Tampa Bay Water treats and blends with groundwater from the Floridan Aquifer and desalinated seawater from its plant near Apollo Beach.

  • Watching the river

The National Weather Service runs a river gauge on the Alafia at U.S. 301 in Riverview. Its page shows the current level and the flood stages, which is a useful check before a storm if your home or septic system sits on low ground near the river.

Questions we get

Riverview questions.

Which parts of Riverview do you serve?

All three Riverview ZIP codes: 33569, 33578 and 33579.

Should I pump my septic tank after a flood?

Not while the ground is still saturated. EPA guidance is not to pump while the drainfield is flooded or saturated, and to have the tank pumped as soon as possible once it has drained. Until the water in the drainfield is lower than the water around the house, avoid using the system.

My Riverview house is fairly new. Why is the water heater already failing?

Tank water heaters have a much shorter life than the house around them. InterNACHI puts a conventional water heater at 6 to 12 years, so a tank that came with a house built in the 2000s or early 2010s can be near the end of its life. We tell you whether a repair makes sense or replacement is the better buy.
